The average life expectancy of a manufactured, or "mobile", home, when constructed under federal manufacturing and installation standard requirements (HUD code homes 15 years or newer) and properly maintained, exceeds 35 years for the structure and exterior elements. HUD-code manufactured homes built prior to June 15, 1976 (which are not required to have been built to any federal installation standards when originally installed), but are properly maintained, could also last similarly and perhaps indefinitely for the structure and most major systems
